What is a Specialist Finance Broker?
It is essential that you are aware of how debt is structured before committing to buying a property. Whether A specialist finance broker offers tailored funding solutions to the borrower’s needs based on their financial circumstance. A specialist broker is not limited to working with set number of lenders. Specialist brokers have whole of market access to lenders, making it possible for finding the right lender that aligns with your property investment goals.

What documents do I need for a loan application?
To progress your application efficiently, lenders will require:
For Individuals:
• Photo ID (passport/driving licence)
• Proof of address (utility bill/bank statement)
• Last 3 months’ bank statements
• Income evidence (payslips, SA302s, tax calculations)
For Companies:
• Company accounts (2–3 years where available)
• Management accounts (if applicable)
• Business bank statements
• Confirmation statement
• Shareholder/director details
For Property:
• Memorandum of sale
• Lease/freehold documents
• ASTs (if applicable)
• Schedule of works (for development/refurbishment)
Fees & Transparency
Our fees will be clearly agreed with you in advance and documented
in your Terms of Business & Fee Agreement. We may also receive commission from lenders, which does not affect the quality or suitability of our advice.
For a typical mortgage we will charge a fee of £499 per application which will be payable on loan application stage.
For bridging, adverse and more complex buy to let & residential mortgages; we will charge a fee of up to 2%of the loan amount. If the combined fee is greater than £499, we will disclose this to you in writing below. Multiple mortgage applications may receive a discount on the standard fee which will be agreed with your broker.
Our fees are not refundable.
Typical Timescales
Indicative timescales (subject to lender and third parties):
• Decision in Principle: 2–10 working days
• Valuation: 1–3 weeks
• Formal Offer: 2–4 weeks
• Completion: 4–10 weeks
Timescales vary depending on complexity, documentation,and third-party responsiveness.
